Conditions, you won’t find anywhere else
As a buyer, you will of course receive special conditions not to be had anywhere else. Starting with the registration tax, which is shared 50%-50% between the buyer and seller, or the rental guarantee conditions that are as follows;
– For the first 15 years, the rental guarantee will be 7% NET and you won’t have to pay monthly fees, electricity cost, maintenance or sinking fund.
– In case you pay 50% of the unit price, you will receive a 3.5% rental return within 30 days from 50% payment paid and will be able to stay 1 week in low season for free every year.
– In case you do a full payment, you will receive the 7% NET rental guarantee within 30 days and will be able to stay freely for 4 weeks during low/high season every year.
– After 15 years, you’ll have the possibility of renegotiating a new rental guarantee period.
The payment terms are simple as well. There will be a 200.000 THB reservation deposit: 40% upon signing the purchase contract, from 30 days from reservation agreement being signed, 20% upon infrastructure completion, 20% upon foundation completion, 10% upon building structure completion and 10% (minus deposit) upon key handover.
Owner benefits worthy of a dream location
As an owner, you’ll have the possibility of using the unit 4 weeks in low season or 2 weeks in high season and 2 weeks in low season, free from the cost of electricity, water and monthly cost.
Furthermore, for 50% of the official rental fee, the owner can also obtain usage rights during peak season.
You will be able to use the shuttle bus to the beach free of charge and get discounts on tour booking, the residence restaurant and the spa.
